The Inventory is a comprehensive, ordered record of the condition of contents of a property including:
- woodwork, e.g. doors and windows
- furniture
- fixtures, e.g. built in cupboards
- fittings, e.g. oven, bathroom
- decoration
- condition of the garden and outbuildings

The Check in is performed when a tenancy commences. The Tenant and Landlord have 48 hours after receipt of this document to request any amendments.Any changes are noted by the Landlord/Agent on an addendum which is attached to the inventory. Upon Check in, the relevant meter readings are taken and these along with the council tax and water rates are emailed to the relevant utilities with notification of address for final bills along with the new tenancy billing details.
The Interim Report is a routine inspection of the property, normally carried out at three monthly intervals. The report is sent to the Landlord along with recommendations for any relevant maintenance issues and/ or causes for concern (e.g. garden maintenance).
The Check out is performed when a tenancy terminates. A check out report is issued including allowance for fair wear and tear along with recommendations for any damages/ compensation. With the introduction of the Tenancy Deposit Scheme in April 2007, any dispute is adjudicated by the Housing Ombudsman Service. The inventory and check out report are vitally important in this process.
